Crafted from giant Western Red Cedar logs, the cabin allows you to relax and unwind whilst surrounded by luxury and comfort.
The cabin itself can accommodate up to six guests, with bedrooms all looking out onto the surrounding wild landscape.
The master bedroom prides itself on a comfortable king size bed, with en-suite wet room leading out to the hot tub deck. Take a dip amongst the trees and unwind to the sounds of the babbling burn.

If you have friends that don’t want to miss out on the experience, the Bunk House offers additional room for four. Rustic log bunk beds, an en-suite shower room and equipped kitchen, the Bunk House has every base covered.

Not forgetting our Shepherd’s Hut. The spacious hut has all the amenities you’ll require for your getaway, a king-sized bed, a well-stocked kitchenette and generous bathroom. It’s outside deck overlooks the burn, so why not wrap yourself up in one of our cosy warm blankets and let your worries float away?

Terms And Conditions: 1. A non-returnable 50% deposit is payable at the time of booking and Provisional reservations (without payment) can be held only for 7 days until a deposit is received. 2. You must be 21 years or over to make a booking for the cabin. 3. The balance of the hire charge is payable at least 28 days before your arrival date. It is your responsibility and not Caledonian Cabins (hereinafter referred to as CC) to make sure your payment is received on time. Failure to settle in full may result in CC re-letting the cabin without notice to the guest. Reservations made within 4 weeks of the planned arrival date will always require payment in full at the time of booking. 4. An accepted non-returnable deposit and completed booking form is a contract and in the event of cancellation, no monies are obliged to be refunded. Failure to complete and return a booking form could result in your booking being lost / cancelled. Cancellations must be received by us in writing, to be formally acknowledged by us at least 4 weeks prior to the arrival date. In most cases we will do everything possible to re-let accommodation subject to cancellation with a view to forwarding any monies recovered over and above the original deposit plus an administration charge of £25. 5. When you submit a booking via our online reservation system, you will receive an automatically generated booking summary by email to the email address you provided in the booking form. This does not form a contract between us. When you receive your written confirmation by letter or email, please check that all the details are correct and let us know immediately if you find any errors. Your written confirmation will then form the contract. 6. Holiday/cancellation insurance for unforeseen illness, lost property, weather and travel related problems is strongly recommended and not included in the cost of hire of the cabin. 7. A written confirmation will be sent on receipt of the deposit or full payment. Please note that once a reservation is confirmed, customers are liable for the whole cost of the let. 8. If you are staying for more than one week and would like the cabin cleaned and fresh linen provided during your stay, we can arrange for the cleaner to visit the cabin, this will incur an additional fee of £75. 9. You agree to leave the cabin in a clean condition, just as you would expect to find it. Any damage or shortage found subsequently will be charged for. CC reserve the right to inspect the accommodation before departure and charges may be levied if the cabin is not left in an unsatisfactory condition. A good housekeeping Security Deposit of £500 is required with all reservations. This is normally returned within 7 days of the end of the stay unless there is damage to the property or its contents, items missing, the accommodation is left unfit or untidy, or there has been disruptive or abusive behaviour. 10. If the cabin is not claimed and occupied within 24 hours of the due time of arrival any right to the property may be forfeited unless a prior special arrangement is made due to travel related delays, work or health matters. In the event of late arrival on the due date, early departure, or any delay, inaccessibility incurred due to detrimental travel or weather conditions is not the responsibility of CC and the hirer has no right to any refund or discount. 11. CC are responsible for all matters relating to the condition and content of the cabin. Therefore on arrival and occupation of the accommodation, the guest should satisfy themselves that the cabin is in good clean condition and that the equipment in the inventory is complete. By occupying the cabin without registering any observation, for example: fault, breakage, cleanliness issue or general area of concern with CC within the first 24 hours, the guest accepts the cabin and responsibility for it and its equipment throughout the period of hire. Under no circumstances can compensation be claimed for complaints raised only after the hire has ended, should the guest fail to advise CC verbally during their tenancy. Listing issues in a guest book at the end of a rental are not acceptable, issues can only be immediately addressed once they are reported. Any formal complaints must be addressed to CC no later than 7 days after the occupation has ended. 12. The guest has no right to sub-let the cabin or permit more than the agreed number of persons to occupy it. 13. Each booking is made in good faith, with the belief that the cabin will be available to you on the date stated. If for any reason, due to circumstances out of CC’s control, the cabin is not available, we may not be able to provide alternative accommodation. If this is the case then CC will refund you in full and you will have no further claim against CC. 14. CC must also, with prior notice be allowed entry to the cabin during your stay to carry out any essential or unexpected additional maintenance that cannot be completed during a changeover. Guests should be aware that should there be a failure in extreme weather, a weekend, bank holiday or over the Christmas / New Year holiday period, it may not be possible to provide a trades person until the morning after or the next working day. 15. CC reserve the right to alter, change specification or improve the facilities offered. 16. CC are proud to be self sufficient for some of the utilities and services provided to the cabin. Should there be a failure in any of these services provided by CC, we will do our utmost to restore the failed service/utility in the shortest possible time frame. CC takes no liability for circumstances outside their control and no liability will fall on CC for the effects of unusual or extreme weather, power cuts, epidemic or pandemic as declared by the Department of Health, DEFRA or WHO. 17. CC reserve the right to refuse or cancel an advance reservation, in this unlikely scenario any paid monies will be refunded and CC will not be liable to any further claims. 18. CC also reserve the right to expel a resident for damaging the property, conduct that is detrimental to the well-being or comfort of neighbours. In such cases no refunds will be given. 19. No single parties or groups unless an organized group (Fishing/ Walking Club etc.) with prior approval. 20. The guest and or their total number of group must not exceed the number of beds in the cabin, without special arrangement. 21. Guests must acquaint themselves with the safety precautions against fire and the whereabouts of the fire points. 22. The Loch and river that border the land around the cabin, like all open bodies of water can be dangerous, so guests need to take care around the water. The cabin is set in a remote and rural area of The Highlands with natural risks and hazards. You are reminded of the higher degree of risk in this wilderness environment and it is therefore your responsibility to take care of your own safety and members of your party at all times. 23. During winter months in particular, there may be inclemenent weather, the decking will become very slippery - you must use the salt/grit provided to prevent a fall. If there is a snow falls, there is a risk of avalanche from the roof so do not stand near the gutters. 24. The hot tub is available for guests, however the water must be tested by the guest before each time it is used. Further instructions are available within the Guest Information folder. The hot tub then water will be renewed after each guest departure, the water will take 12-18 hours to reach 38 degrees which is the recommended usable temperature. If there are prolonged dry periods, it is possible that the hot tub will not be refilled. This is to ensure that the cabin has a sufficient supply of domestic water. As soon as the rain water permits the water in the hot tub will be refreshed. All of the domestic water is harvested from the rain off the roof and not mains supply. 25. The canoes and rowing boat may be used by guestson the strict understanding that the provided buoyancy aids are worn at all times when rowing, canoeing and taking the boats to and from the water. 26. Dogs are permitted in the cabin so long as they are well behaved and respect our Doggy House rules listed under Accommodation on the home page. Sadly no other pets allowed. 27. No firearms, guns, crossbows, catapults or kites are permitted. 28. No BBQ’s or camp fires are permitted on the decking or in the woodlands, except for the use of the gas BBQ, steel fire pit and smoker supplied. 29. Smoking is not permitted in the cabin. You may smoke outside, but you are requested to not drop cigarette butts on the decking, on the ground or any woodland. Please take extra care especially during dry periods as all the surroundings are flammable! 30. Due to the high risk of fire, candles are sadly not permitted in the cabin. 31. Anyone who wilfully or negligently causes damage to any buildings or equipment will be responsible for the cost of remedial repairs. 32. Guests are responsible for the oven, if the oven is left with excessive burnt on residue due to careless cooking practises, a charge of £150 will be levied, to cover the cost of a professional oven cleaning contractor, this is so the next guests may also experience a clean oven. 33. CC will not be liable for loss or damage to any property, car, bikes etc. while parked at the property, however such loss or damage may occur. 34. CC’s LIMITATION OF LIABILITY Under all circumstances will be limited to the sum received from the guest. 35. The information contained in the Guest Handbook forms part of the overall terms and conditions, there is a copy in the cabin and in the accommodation section of this website. The information in this handbook will ensure you get the maximum benefit, comfort and enjoyment during your stay at the cabin so please read it. 36. Payment of your fees constitutes accepting all these conditions. Caledonian Cabins reserves the right to change or amend their terms and conditions at any time.
